Beginning July 1, 2023, sellers in Bend will be required to obtain a home energy score. The City’s new rule states that, “All covered buildings that are being listed publicly for sale are required to obtain a home energy score from a state licensed home energy assessor.” Hear from COAR, City of Bend staff, and others on what the requirement means for sellers and what you need to know as a REALTOR® to ensure you’re up-to-speed on the new rule.

We will take you through quick and easy ways to layer on those property details your consumers are asking for including to name a few, school zones and locations, FEMA zones and sales details, lot dimensions and location of points of interest from the subject property just to name a few.

We will open the Map and introduce and spend more time with how to leverage the many layers by turning them on and discussing what this means and how it helps clarify important facts for your consumer.

Using Public Record Data to evaluate properties, options to display sales and other transfer of ownership details. Using location, property characteristics and so much more. Including leveraging Home Improvement Values for various home improvement project considerations.

Finding and identifying key features of the Property and a wide breath of property data details to use to evaluate the property’s value consumers can use during the buying and selling process.

You will find the Tax Assessed value of the property as well as the property tax totals. The building characteristics include the year built, makeup of the exterior, square footage, as well as other important data. Locate and interpret comparative sales to complete a CMA using a Simple Approach.

Now it’s on to the advanced CMA process where the Real estate Professional Using Public Records can locate and plot out on a map comparable sales. Using this Public record data to further determine facts related to surrounding sales to create a competitive Market Analysis. Using the Warranty Deed details to further evaluate and identify additional sales in the surrounding areas including all transfers of ownership.
